The Georgia Board of Appraisers has identified four levels of real property appraisal classification as recommended by the AQB.  What is a real estate appraiser?

Registered Appraiser: At least 75 hours of appraisal education and training, including 15 hours of ethics and standards of practice, and passing the Level A licensing examination. To become a registered appraiser, you will need ALL of the following courses:

Licensed Appraiser: At least 150 hours of appraisal education and training, including 15 hours of ethics and standards of practice; 2,000 hours of appraisal experience over at least 12 months; and passing the Level A licensing examination. The Level A exam must be repeated for this requirement if more than one year has elapsed since passing it for the registered appraiser level.  To become a Licensed Appraiser, you will need ALL of the following courses:

Certified Residential Appraiser: At least 200 hours of appraisal education and training, including 15 hours of ethics and standards of practice; 2,500 hours (including 1,500 hours non-residential) of appraisal experience across at least 30 months; and passing the Level B licensing examination.  To become a Certified Residential Appraiser, you will need ALL of the following courses:

Certified General Appraiser: At least 300 hours of appraisal education and training, including 15 hours of ethics and standards of practice; 3,000 hours (including 1,500 hours non-residential) of appraisal experience across at least 30 months; and passing the Level C certification examination. To become a Certified General Appraiser, you will need ALL of the following courses:

  • Basic Appraisal Principles (30-hr)
  • Basic Appraisal Procedures (30-hr)
  • 15-Hour National USPAP Equivalent 2006 (15-hr)
  • Residential Market Analysis and Highest and Best Use (15-hr) - not available online
  • Residential Sales Comparison and Income Approaches (30-hr)
  • Residential Appraiser Site Valuation and Cost Approach (15-hr)
  • Residential Report Writing and Case Studies (15-hr)
  • Appraisal Subject Matter Electives (20-hr)
  • Statistics, Modeling, and Finance (15-hr) - not available online
  • Advanced Residential Applications and Case Studies (15-hr) - not available online
  • Other Appraisal courses approved by AQB (100-hrs) - not available online


Georgia Real Estate Appraisal Continuing Education Requirements

Each applicant for renewal of a license must complete at least 14 hours of real estate appraisal continuing education EVERY year.
